THE BEST TIME TO LIST YOUR HOME IS ALMOST HERE!

Are you thinking of selling your home this Spring?  Then, it's time to get started as the BEST week to list your home for sale is coming up soon.

Seasonal trends, excluding the Spring of 2020, were reviewed by Realtor.com to share the ideal week to list your home:

"Home sellers on the fence waiting for the perfect moment to sell should start preparations, because the best time to list a home in 2023 is approaching quickly. The week of April 16-22 is expected to have the ideal balance of housing market conditions that favor home sellers, more so than any other week in the year."

Many people have asked me when the best time is to sell and my first response is always "when you're ready" because you have to be committed to getting your home prepared and be ready to move.  After that, I share that the best time is mid-April. The process of getting your home ready doesn't have to be overwhelming.  If you haven't started planning yet, here's what you should consider.

UPDATES DONE OR NEEDED?

Homeowners that planned ahead for selling this Spring shared that these were the updates they ended up making as part of their home preparation, according to Realtor.com:

Landscaping which adds to curb appeal was the top update that is a must for home sellers here in the Frisco/Dallas/Plano area.  Seasonal color makes a big difference in all seasons but the winter. Next on the list is paint. Painting the interior and/or exterior of your home is the least expensive and most impactful way to freshen your home's appearance.  Buyers across the spectrum value a home that is as close to "move in ready" as possible.

CONSIDER HAVING YOUR HOME STAGED

Beyond updates and repairs, home staging really enhances the presentation of your home. Studies reveal that homes that are staged sell faster and for more than homes that were not staged. According to the National Association of Realtors, 82% of buyer's agents said home staging had an effect on most buyers' view of the home in general.  New home builders spend thousands of dollars staging their model homes because they know it works to help buyers visualize how they would furnish and accessorize a home.

HAVE YOUR HOME DEEP CLEANED

Home buyers in our area tend to also visit builder model homes which are not only staged but cleaned frequently to show their best. That is the same advice I provide to my clients as the last step before we go to market. One of the best areas to clean are windows. It's not expensive and it makes a dramatic difference as we take the opportunity at every turn to draw drapes and open blinds to bring the outdoor views inside.
